Morton Industrial Building with Contractor Bays <br /> Attorney Kevin Kirrane represented the applicants for the proposed Morton Building located <br /> in the industrial zone on a 64,000 sq. ft. lot. The proposed building is approximately 9,972 <br /> sq. ft. for eight (8) contractor bays. There are 22 parking spaces required; 16 are paved <br /> and a total of 40 spaces are proposed. The plan depicts parking spaces on the gravel. <br /> There is pavement around the entire building shown as a dark shaded area on the site <br /> plan. Each unit is proposed to have its own individual bathroom. This building is similar to <br /> others that were approved in the industrial area. <br /> Dan O'jala, Down Cape Engineering stated that the project is not in a Zone 2.The drainage <br /> system fully meets the States Storm Water Management Guidelines. There are deep sump <br /> catch basins, and man holes that discharge to the grassed lined retention area. If that fills <br /> up with water,there's an overflow subsurface area to contain that water.The whole building <br /> will have gutters and roof drains on the building front.and back. He's reviewing the area for <br /> the gas and water lines at the easements. There's good fire truck access with a 24 ft. <br /> opening, and a 25 ft. radius on Mercantile. There's a 40 ft. clearing on the tighter side of <br /> the lot. The lot surface has packed stone and is very sturdy and capable of handling the <br /> fire trucks.The drainage calculations can infiltrate a full 100 year storm on site.The building <br /> will have a condominium style ownership for the eight (8) units. The building will have a <br /> sprinkler system. The fire department connection is on the northwest corner underneath <br /> the eyebrow. There a landscape strip across the front to break up the massing of the <br /> building. Design Review approved the project, and suggested adding three cupolas on the <br /> roof, and eyebrow fixtures over the doors. There's a sidewalk along the front and <br /> handicapped access to all the doors. <br /> 1 <br />
