Minutes of Meeting of
Mashpee Plan Review Committee
Held Tuesday, Tuesday, June 4, 2019
Mashpee Town Hall Waquoit Meeting Room
Glen Harrington, Board of Health
• The bathrooms for each unit only need to be plumbed, and does not need to be
built until tenants are ready (slab construction).
• The commercial condominium needs to be inspected every three-years.
• He asked if there's an industrial waste water holding tank.
• There will be a floor drain in each unit. .
• Glen suggested that a denite system could be installed at the time of construction
if there's a use change to accommodate going over 600 gallons a day. It allows
more flexibility for the uses in the units.
• The location of the septic is showing under the pavement to the rear, if that is
moved outside of the pavement to put in a FAST tank or upgrade to a denite, it will
be less work to tear up the pavement. It will also require a Title 5 Variance for any
components under pavement. If the tank is moved outside the pavement, it will not
require a Variance.
• All commercial, properties require Board approval. There will be a list of
requirements that the Board will review at the meeting.
• Dumpster and Recycle bins.
Tom Rullo, Fire Chief
• The building needs to be sprinkled.
• Utility room located in the bump out on one end, and the FDC at the other end
which is better because that's the initial access. The panel will be located in the
bump out.
• Fire Protection Engineering Plans.
• Controlled Construction Documents.
• Hydrant is located on Mercantile.
•. Check the turning radius for the fire trucks.
• Gravel section to have access.
• Smoke detection system.
• Separation requirement if boats are stored.
Charlie Maintanis, Building Inspector
• Dan said that the gravel is a T-base cross section, with a full 12" repressed
processed asphalt gravel, with 4"of mix, and 2 inch of 3/4"washed stone rolled in
with a 10 ton roller.
• Can the condo documentation state that no alteration can be made without the
proper permitting.
• Fire separation might be required depending upon the type of use, and a possible
sprinkler system upgrade.
• Section 174-41 does address the permitting authority can allow for gravel parking
spaces. Dan said he can pave a few more spaces.
• He likes the raised concrete walk way along the side.
2
