SITE PLAN REVIEW MEETING MINUTES <br /> OCTOBER 22, 2004 <br /> PRESENT: Richard Stevens, Jim Marr, Sheldon Hamblin, Eric <br /> Smith, Glenn Harrington, Catherine Laurent. <br /> Opened 10:00 a.m. <br /> Proiects under Review <br /> 28 Quaker Run Road <br /> Map 83/Parcel 19 & 20 <br /> Applicant, Richard & Diane Days <br /> Proposed Bed & Breakfast with 3 guest rooms in R-3 Zone <br /> Dave Sinecki, Cape & Islands Engineering, representing. <br /> Dave Sinecki presented a site plan on a vacant lot. The owners are <br /> proposing three rental units in a 36 X 58 house with 1.5 stories and <br /> 2,088sf. The R-3 zoning requires 10' from lot line, and they have 12' <br /> setbacks. Since it is a vacant lot, no variance is necessary. The <br /> back has a walk up staircase and sliders, and there will be two rooms <br /> in the basement with walkout sliders. This meets the required two <br /> means of egress. Only one curb cut is allowed on a Town Road so <br /> they will need to eliminate one of the two proposed curb cuts. No <br /> circular drive is allowed. Dave will ask the owner which one to <br /> eliminate. This will allow for plenty of parking for the two owners and <br /> their guests. There will be a smoke detector system within the house <br /> with a full fire alarm transferring to a central system. They will <br /> schedule a designer meeting with Sheldon. Glenn asked what type <br /> of breakfast will be served since there are different requirements for <br /> full vs. continental breakfast. The Board of Health permit depends on <br /> what they are serving. There needs to be an extinguishing system <br /> over the range. The septic appears to be acceptable, but anything <br /> over 600gpd needs a monitoring well installed. The applicant will call <br /> the Board of Health regarding the type of breakfast served. They are <br /> scheduled for a ZBA review next Wednesday. <br />
