91 Shields Road <br /> Gerald & Mary O'Connor, owners <br /> Accessory Apartment in R-5 Zone <br /> The owners are proposing to build a one-bedroom accessory <br /> apartment, with small kitchen, bath, and cellar storage, and walk-out <br /> entrance/exit in basement. This is not for rental purposes but for <br /> additional living space for their daughter and husband. The building <br /> department has a site plan on file showing 4 parking spaces. One <br /> additional parking space may be required. The septic was just <br /> upgraded to 4 bedrooms. There will be 3 bedrooms upstairs and I <br /> bedroom downstairs. The egress window needs to be 24 X 20 and <br /> no more than 44" from the floor. The smoke detectors need to be <br /> connected to the basement bedroom and existing bedrooms. There <br /> needs to be passage within the house and through an outside <br /> entrance. Smoke detectors can be local in the house for in-laws. <br /> Accessory apartments need a heat detector connected to a central <br /> receiving station. They need a 6' clearance opening in the upstairs <br /> family room which was a former garage; perhaps they can move the <br /> laundry room. The gross floor structure of the apartment does not <br /> appear to exceed the 40% requirement. They are on Town water <br /> now. Glen suggested the option to install an additional leaching field <br /> to increase flow. ZBA review will be needed. <br /> 265 Main Street <br /> Scott Chapman <br /> Detached Accessory Apartment <br /> Scott Chapman is proposing to build a 50 X 30, 3-car garage with a <br /> 2-bedroom apartment above, to include a kitchen and full bath, for <br /> family use. The location is to the rear of his house off Route 130. Eric <br /> Smith stated that detached apartments are not allowed and need a <br /> variance from ZBA. The Town does not authorize two dwellings on <br /> one lot. Since his lot is 3 acres, that does help his case. Sheldon <br /> suggested and recommended a heat detector system above the <br /> garage tied into the smoke alarm system. The owner plans to put <br /> sliders on the back leading to a deck and staircase to the ground. A <br /> discussion occurred about access to the proposed garage addition. <br />
