SITE PLAN REVIEW MEETING MINUTES <br /> JANUARY 14, 2005 <br /> Present: Richard Stevens,Pat White, Catherine Laurent, George Baker, Tom Fudala, Ronnie <br /> Warden. <br /> Opened 10:05 a.m. <br /> Proiects under Review <br /> The Armenian Church of Cape Cod <br /> 646 Old Barnstable Road <br /> Herb Shahzade is proposing to build a church/cultural hall with kitchen facility on 3 - 11 acres. <br /> The proposed 80 x 120 building will accommodate up to 150 people maximum. The setbacks <br /> required are 25'from sides and 40'from front. The parking lot will require appropriate paving <br /> material, and the formula is one space per 3 people, or 50 spaces for 150. The specs for parking <br /> are 40sf per car, 91/2' wide. There would be requirements for wood frame, concrete and <br /> handicap access. Glen H. previously informed them they needed a 3,000 gal. septic for 150 <br /> people. If there is going to be a school or educational use, another side access would be <br /> required. Before preparing site engineering,they need to review the plans with the fire <br /> department early in the process. Sprinkler system, accessibility for fire trucks, and placement of <br /> building and plantings need to be carefully considered. There is an access road in back of the <br /> property, but it cannot be used unless it is a paved acceptable street. George Baker suggested <br /> they identify their needs for the building, and the fire department can establish templates to <br /> overlay on the plans. Tom Fudala suggested the building be in front with parking in the rear for <br /> a more aesthetically pleasing look. They are not allowed two curb cuts, only one on Old <br /> Barnstable Road. 150'frontage is required for each cut, and 20'minimum is required for a two- <br /> way paved in and out drive. Anything over 600 gal. per day needs de-nitrification. 3 gal. per <br /> seat per day is allowed. A grease trap needs to be installed. Next step is to submit a site plan <br /> showing elevations and construction type(wood,metal,masonry). Then,the Committee can <br /> hone in on the pertinent regulations. This is a pre-preliminary meeting before they purchase the <br /> lot. <br /> Mashpee Commons <br /> Phase 3 Wastewater Treatment <br /> Warren Terrell and Thomas Feronti made a presentation on the phase 3 expansion of the existing <br /> wastewater treatment facility in Mashpee Commons. Phase 3 will be expanded from 80,OOOgpd <br /> to 180,OOOgpd by adding a phase 3 aeration tank and process building. The building will be <br /> concrete block with concrete plank roof. Mass. DEP issued the grounwater discharge permit <br /> with limits and nitrogen removal requirements. They propose to build a concrete tank with <br />
