PLAN REVIEW MEETING MINUTES <br /> APRIL 29, 2005 <br /> PRESENT: Richard Stevens, Sheldon Hamblin, Glen Harrington, Tom Fudala,Kathleen Moore, <br /> Joel Clifford (Fire Inspector). <br /> Opened 10:00 a.m. <br /> Projects Under Review: <br /> John W. DeLeon <br /> 95 Shorewood Drive <br /> Accessory Apartment <br /> Add two-car garage, unfinished above, and a one-level apartment at the back of the garage. <br /> Richard Stevens had the following comments: They will need fire separation from anything that <br /> joins the house or living quarters, one-hour rated fire wall, 5/8th sheet rock,two means of <br /> independent egress, egress window in the bedroom, smoke detectors have to be hardwired and <br /> interconnected,heat dectectors throughout the entire property that will send off common signals <br /> not only in the building but to a central receiving station that will call the fire department. He <br /> has no floor plans yet for the addition. They wanted to seek input from the committee first. <br /> They presently have four bedrooms, and the septic is sized for four bedrooms. They are going to <br /> open a wall downstairs and consolidate the living room and eliminate the bedroom downstairs in <br /> the main house. They plan to build a bedroom in the addition. They need to upgrade by putting <br /> a smoke detector in every bedroom. They need to apply for a variance for the 15' setback. No <br /> problem with parking. There are no neighbors except one next door who is supportive of the <br /> project. Pat checked to see if there are site plans on file, but there are none since the house is in <br /> an older subdivision. They will need to do some measurements as part of the variance process <br /> for the Board of Appeals. The fire separation needed between two wooden structures is 15' <br /> approximately. The addition can only be occupied by owners of the property. If there are new <br /> owners,they will be required to appy for a permit. <br /> Summary: <br /> 1. Go to Board of appeals for variance and special permit and check on separation between you <br /> and neighbors and document on the plan, <br /> 2. Prepare a floor plan(preliminary site)upon application so the group can comment on layout <br /> and check for bedrooms. ZBA will need a plan also. <br /> 3. Upgrade the smoke detectors,provide two means of egress,provide an egress window in the <br /> bedroom and provide necessary fire separation. <br />
