Kevin Kirrane presenting, John Slavinsky (Engineer) <br /> Addition to existing building <br /> Kevin Kirrane presented site plans for an existing 32 x 44 structure and a 28 x 44 <br /> addition for a total 7,920 square feet in a 60 x 44 footprint. The addition is to the rear of <br /> the existing building. They plan to reconfigure the parking. The use is for additional <br /> office space. <br /> They will need separate sprinkler systems and/or separate firewall protection between <br /> buildings. They are proposing a block wall. The fire alarm system needs to be consistent <br /> with what is there. The building height cannot exceed a maximum 35. They need to <br /> check accessibility issues. Handicap ramp may need to be included. <br /> The Health Agent suggested they may need variance relief from the Board of Health for <br /> the effluent. They will want to see subsurface drainage. <br /> Planning stated there are drainage issues which need to comply with the new storm water <br /> regulations. They will need to address drainage without adding to Cape Drive problems <br /> and keep it on site. They may have to do some in-ground treatment rather than a swale <br /> situation. <br /> The Town Planner Comments: Property is in C-2 Commercial zoning district. Also, <br /> located in DEP Zone H(Willowbend well)but not in Mashpee zoning Groundwater <br /> Protection District. Site has history of poor drainage, including runoff from Cape Drive <br /> entering the site. No plans provided, so no other comments other than reminder that max <br /> lot coverage by buildings is 20%, stormwater management per Section 174-21.1 is <br /> required and parking, including lot design and landscaping, must conform to current <br /> Sections 174-35 through 42. <br /> It is a non-conforming site so ZBA approval will be required for modification of the <br /> special permit.
