PLAN REVIEW MEETING MINUTES
MAY 13, 2005
PRESENT: Richard Stevens, Sheldon Hamblin, Ronnie Warden, Eric Smith,Kathleen
Moore,Pat White.
Opened 10:00 a.m.
Projects Under Review:
11 Cape Drive
Attor. Kevin Kirrane presenting, John Slavinsky (Engineer)
Addition to existing building
Kevin Kirrane presented site plans for an existing 32 x 44 structure and a 28 x 44
addition for a total 7,920 square feet in a 60 x 44 footprint. The addition is to the rear of
the existing building. They plan to reconfigure the parking. The use is for additional
office space.
They will need separate sprinkler systems and/or separate firewall protection between
buildings. They are proposing a block wall. The fire alarm system needs to be consistent
with what is there. The building height cannot exceed a maximum 35. They need to
check accessibility issues. Handicap ramp may need to be included.
The Health Agent suggested they may need variance relief from the Board of Health for
the effluent. They will want to see subsurface drainage.
Planning stated there are drainage issues which need to comply with the new storm water
regulations. They will need to address drainage without adding to Cape Drive problems
and keep it on site. They may have to do some in-ground treatment rather than a swale
situation.
The Town Planner Comments: Property is in C-2 Commercial zoning district. Also,
located in DEP Zone H(Willowbend well)but not in Mashpee zoning Groundwater
Protection District. Site has history of poor drainage, including runoff from Cape Drive
entering the site. No plans provided, so no other comments other than reminder that max
lot coverage by buildings is 20%, stormwater management per Section 174-21.1 is
required and parking, including lot design and landscaping, must conform to current
Sections 174-35 through 42.
It is a non-conforming site so ZBA approval will be required for modification of the
special permit. Also, Design Review will be involved.
Summary:
Drawings to Building Dept.
