Apply to Design Review and ZBA <br /> 628 Main Street <br /> (Cheapo Depot) <br /> Joseph Anastos <br /> Proposes a recreational center with batting cages and arcade, etc. <br /> He wants to establish the viability and value of his concept before he purchases the <br /> property. He has done this before in Foxboro. There would be three levels and the <br /> batting cages would be at the garage level. There would be in-house security, and it <br /> would be family-oriented. <br /> The number one issue with the Board of Health is water; they are on a semi-public well <br /> that is limited to 14 persons in the building. The restriction goes away when connects to <br /> Town water. He will need to talk to the Water District to tie in. He plans to put in a <br /> concession. <br /> He will need to conform to code for stairways, egress, elevator, sprinkler system(since <br /> there is no fire separation in there),parking. Parking for a sports club category is 1 per <br /> 200 square feet for a total of 90 spaces there. <br /> Planning will require a Special Permit. <br /> Town Planner comments: Property is located in C-3 Commercial zoning district. The <br /> proposed uses are allowed by Special Permit from the Planning Board under Sections <br /> 174-25.B(14)(for any outdoor batting cages etc.) and 174-25.B.(18)(for indoor batting <br /> cages,video games etc.). No plans provided, so no other comments other than reminder <br /> that max lot coverage by buildings is 20%, storm water management per Section 174- <br /> 21.1 is required and parking, including lot design and landscaping,must conform to <br /> current Sections 174-35 through 42. <br /> Summary: <br /> Water hook up from the District to satisfy the Board of Health and sprinklers are the <br /> critical issues. <br /> The Minutes from April 29, 2005 were moved and approved as presented. <br /> The Committee discussed the water pressure problems at Anchor Self-Storage. <br /> Adjourned. // <br /> Mary Gelstho e, Record'n' ecre <br />
