587 Main Street <br /> Keith Mendes <br /> Accessory Apartment and Garage <br /> He plans to build a 24 x 28 two-car garage and accessory apartment. There are two existing <br /> bedrooms on the second floor of the existing house,one master, and this accessory makes for a <br /> total of four. He plans to hard-wire for smokes in each bedroom, and plans for an interior and <br /> exterior stairway. He will change the plans to make the stairways separate from each other for <br /> more safety. There will be a lift for assist,possibly inside. He needs a septic inspection. There <br /> is 535gpd on the existing septic plan which is good for four bedrooms but not five. Access to the <br /> garage will be from the existing curb cut. The owner discussed providing a second driveway. <br /> The curb cut regulations require a minimum distance of 100'between multiple driveways on a <br /> property, and he does not appear to have the necessary distance. They would need a permit from <br /> DPW for a curb apron. The area will be left natural with chips and not used as a driveway or for <br /> parking except for occasional access to the rear of the garage. They will need smokes and heat <br /> detector system connected to a central receiving station. Everything is gas so they need a carbon <br /> monoxide detector. ZBA is the next step for a variance, and then they can apply for a building <br /> permit. <br /> Sheldon commented that in both accessory apartment applications, smoke detectors will have to <br /> be installed in all new and existing bedrooms, due to the fact that additional bedrooms are being <br /> created. Anytime new bedrooms are added,the entire structure must come up to current code, <br /> and this requires smokes in all bedrooms. A heat detector system is also required in both <br /> structures with building wide notification, and the alarm must transmit to a central receiving <br /> station. <br /> The Minutes from June 10, 2005 were moved and approved as presented. <br /> Adjourned. <br /> tjelst�horpe,Recordi Secretary <br />
