PLAN REVIEW MEETING MINUTES <br /> SEPTEMBER 9, 2005 <br /> Present: Pat White, Administrative Assistant, Building Department <br /> Kathleen Moore, Acting Assistant Town Manager <br /> Richard Stevens, Building Inspector <br /> Steve Solbo, Assistant Conservation Agent <br /> Catherine Laurent, Assistant DPW Director <br /> Glen Harrington, Board of Health Agent <br /> Sheldon Hamblin, Deputy Fire Chief <br /> Tom Fudala, Town Planner <br /> Absent: Police Department <br /> Attendees: Shawn Geis, Terry Luff, Tom Andrade, Steven Hayes <br /> Opened 10:00 a.m. <br /> Projects Under Review: <br /> 46 Nicoletta's Way <br /> Special Permit Modification <br /> Add Second Floor Loft to Existing Building <br /> Terry Luff, Architect/owner, Presenting <br /> Mr. Luff is proposing an increase in the footprint, adding two loft spaces measuring 1,599sf and <br /> 1,320sf each for a total of 2,900sf storage space. The total building space will increase to <br /> 12,920sf. Tom F. noted that if he is expanding beyond 10% of the total square footage, he might <br /> need to go before the Planning Board for approval. Mr. Luff is showing 9 ft for a parking space <br /> width, but the new town regulations require 91/2 ft for a parking space. Tom F. stated that if he <br /> can prove useage will not involve high parking turnover, shopping carts, and large vehicles,the <br /> 9' parking space could pass. Mr. Luff stated that the buildings are under 7,500sf and therefore <br /> will not require a sprinkler system. Mr. Luff plans to talk with the Cape Cod Commission before <br /> his scheduled ZBA hearing on September 141h. <br /> Torn will clarify with Town Counsel about what is required with new expansion over 10,000sf <br /> and the width of the parking space. <br /> Glen stated the expansion does not affect the septic requirements since it is storage only. If the <br /> system is less than two years old,the certificate of compliance can include the additional space. <br /> If the process goes beyond two years to get a permit, he will need a septic inspection. <br />
