COMMONWEALTH OF MASSACHUSETTS <br /> TOWN OF MASHPEE <br /> PLAN REVIEW COMMITTEE <br /> RECOMMENDATIONS <br /> FOR PROJECTS REQUIRING SPECIAL PERMIT APPROVAL <br /> This is to certify that the Mashpee Plan Review Committee has reviewed the application <br /> of Terry Luff, of 152 Algonquin Drive, Mashpee, for recommendations to the Special <br /> Permit granting authority under Section 174-24.B. (Plan Review) of the Mashpee Zoning <br /> By-laws. <br /> PROPOSAL: <br /> The application was in regard to a proposed 3000 sq. ft. increase in gross floor area(to be <br /> in added loft areas) in two buildings located at 46 Nicoletta's Way for which a Special <br /> Permit modification has been sought from the Zoning Board of Appeals. <br /> The application included a site plan entitled"Proposed Site Plan Located in Mashpee, <br /> Mass. Prepared For Terry Luff', by Cape &Islands Engineering, revised date August 17, <br /> 2005, along with floor plans for"Mashpee Industrial Bays, Inc., Lot 3 Nicoletta's Way, <br /> Mashpee, Mass."by Terry Luff,Architect, revised date June 8, 2004. <br /> Existing building square footage is 9900. The proposal would add an additional 3000 sq. <br /> ft. for a total of 12,900 sq. ft., of which 3000 sq. ft. is office space and 9900 sq. ft. would <br /> be storage area. 41 parking spaces are proposed, conforming with the number required <br /> for said uses. <br /> Due to the size of the proposed project(in excess of 10,000 sq. ft.)the expansion may <br /> require approval by the Cape Cod Commission. The applicant is in discussion with the <br /> Commission regarding that issue. <br /> RECOMMENDATIONS: <br /> The Committee reviewed said application at their meeting on September 9, 2005, with <br /> representatives of the Building, Health, Planning, Conservation, Fire and Public Works <br /> Departments and of the Town Manager in attendance. The members' recommendations <br /> were as follows: <br /> Building Inspector—will have to comply with building code regarding access to the <br /> proposed loft spaces. <br /> Health Agent—given the proposed uses and square footage, no change to the septic <br /> system is required, but a septic system inspection will be required if the building permit is <br /> sought more than 2 years after issuance of the Certificate of Compliance originally issued <br /> for the system. <br />
