Town Planner—because the proposed expansion will result in a total gross floor area in <br /> excess of 10,000 sq. ft., it appears that the proposed special permit modification needs <br /> approval by the Planning Board,rather than the ZBA, under the provisions of Section <br /> 174-24.C.(1) of the Zoning By-law. The Town Planner will consult with Town Counsel <br /> regarding whether or not the provisions of Sectionl74-24.C.(9)regarding Special Permit <br /> modifications might override that provision in this case. In addition, Section l74-24.C.(9) <br /> requires that, if floor area is proposed to be expanded by more than 10%, the Special <br /> Permit modification must conform with current zoning. In this case, Section 174-38 <br /> requires 91/2 ft. wide parking spaces, except that they may be reduced to "nine (9)feet in <br /> width, if approved by the permitting authority, where it is demonstrated that the use <br /> served will not involve high parking turnover, the use of shopping carts, or frequent use <br /> by large vehicles such as pickup trucks,vans or commercial vehicles". The project site <br /> plan shows 9-foot wide spaces. <br /> Asst.
