COMMONWEALTH OF MASSACHUSETTS <br /> TOWN OF MASHPEE <br /> PLAN REVIEW COMMITTEE <br /> RECOMMENDATIONS <br /> FOR PROJECTS REQUIRING SPECIAL PERMIT APPROVAL <br /> This is to certify that the Mashpee Plan Review Committee has reviewed the application <br /> of SM Realty Trust, of P.O. Box 753, Osterville, MA02655, for recommendations to the <br /> Special Permit granting authority under Section 174-24.B. (Plan Review) of the Mashpee <br /> Zoning By-laws. <br /> PROPOSAL: <br /> The application was with regard to a proposed modification of the site plan for the Main <br /> Street Village commercial center for which a minor Special Permit modification will be <br /> sought from the Planning Board. <br /> The application included a set of plans entitled"Main Street Village Commercial <br /> Buildings#1 & #2, Mashpee, Mass", dated August 24, 2005, which included a cover <br /> sheet, sheet AS-1 (site plan) and sheets A-1 through A-4 (architectural elevations and <br /> floor plans), all by Steven C. Hayes, Architect. <br /> The proposal would replace an approved 4980 sq. ft. building with two 2104 sq. ft. <br /> buildings, to be occupied by office space, reducing project square footage by 772 sq. ft. <br /> No other site plan changes are proposed. <br /> The current special permit authorizes retail use and requires review by the Plan Review <br /> Committee if other uses are proposed. <br /> RECOMMENDATIONS: <br /> The Committee reviewed said application at their meeting on September 9, 2005, with <br /> representatives of the Building, Health, Planning, Conservation, Fire and Public Works <br /> Departments and of the Town Manager in attendance. The members' recommendations <br /> were as follows: <br /> General—the Committee approved the proposed site plan change and office use. <br /> Building Inspector—no comments <br /> Health Agent—no change to wastewater facilities required. <br /> Town Planner—unless a text change is required in the Special Permit, this proposal can <br /> be reviewed by the Planning Board, at their discretion, as a minor site plan modification <br /> at a regular Board meeting (no public hearing). If the proposed buildings are sprinklered <br />
