PLAN REVIEW MEETING MINUTES <br /> SEPTEMBER 23, 2005 <br /> Present: Pat White,Administrative Assistant, Building Department <br /> Joyce Mason, Town Administrator <br /> Tom Fudala, Town Planner <br /> Charles Maintanis,Assistant Building Inspector <br /> Catherine Laurent, Assistant DPW Director <br /> Glen Harrington, Board of Health Agent <br /> George Baker, Fire Chief <br /> Bob Sherman, Conservation Agent <br /> Absent: Police Department <br /> Attendees: Mark Romanowicz, Gary Bukuras <br /> Projects Under Review: <br /> Sea Quarters,New Seabury <br /> Mr. Romanowicz presented a site plan for his proposed plan for 50 condos consisting of three <br /> attached wood buildings with two-story living space similar to what is existing there now. There <br /> will be a common pool area and golf use. This is the first phase of the project. They are putting <br /> in a two- hour fire wall. The only thing different than what is there now is adding a garage. <br /> Some will have walkout basements. They plan to file a commercial RDA showing contours. <br /> Bob Sherman requested they run the preliminary plan by him before they file. Mr. Romanowicz <br /> will leave plans for the fire chief to review for radius turnarounds and setback requirements. <br /> Each home has been allotted a one-car parking space in the garage plus one extra space. George <br /> Baker asked them to consider changing the road for better flow and eliminating a cul de sac. <br /> Type II wood construction aggregate may require a commercial fire protection. At this point, <br /> they do not plan to sprinkle,but the Chief may require it. The by laws require 20' distance <br /> between buildings. A discussion occurred about the cul de sac turn around. They plan to phase <br /> the roads in as they build. They project it will take one to two years to sell all 50 homes. They <br /> hope to begin Phase II in spring. Tom Fudala stated they need to be careful with drainage and <br /> snake the driveways positively pitched. Mr. Romanowicz plans to schedule time with the fire <br /> chief to review the plans. They also need to research the aggregate issue and draw the setbacks <br /> to scale on the plans. <br /> Tom Fudala reported that Terry Luff's plans to increase the footprint on Nicoletta's Way was <br /> stopped at the Cape Cod Commission since it was over 10,000sf. <br /> The Barnstable ZBA is scheduling a hearing on a 128-lot 40B sub-division called the Cotuit <br /> Equitable Housing Project which is surrounded by the Town of Mashpee. This will give the <br /> Town of Mashpee an opportunity to discuss any issues such as water useage, traffic flow, etc.. <br /> Committee Re-Organization: <br />
