Vice Chairman,William A.Blaisdell,Scott Goldstein,Norman J. Gould,Associate
Members Sharon Sangeleer,George Ganzenmuller and James Reiffarth were present.Evan .
Lehrer,Town Planner was also present.
Mr. Blaisdell opened the meeting at 6:00 pm and announced that the hearings were being
televised live on Mashpee TV. Chairman Furbush and Board Member Ron Bonvie were
absent.
PLEDGE OF ALLEGIANCE
PUBLIC COMMENT
14 Nick Trail: Owners, Karl and Jill Schneider request a Modification of an approved
Written Finding(FINDING-2019-18)by removing the screened porch addition on property
located in the Popponesset Overly District and R-3 Zoning District, Map 117 Parcel 241,
Mashpee,MA,
Steve Cook, Cotuit Bay Design represented the petition for a modification. This project
was approved at the hearings on March 27, 2019 for a new addition and screen porch on
the right side of the existing house. The house is also in a flood zone, and would have to
meet flood zone requirements. After pricing out the project, the addition and the screen
porch are over 50%of the assessed market value of the house, and since it's in a flood zone
would require lifting the house and pouring a new foundation, etc. The plan dated
December 12,2018 shows the new addition with the screen porch, and the plan was revised
January 15,2020. The screen porch was removed from the project to drop the value below
the 50%of the market value to eliminate the extra expense of bringing the house out of the
flood zone.
Steve said that the only change to the plan is the side yard setback was originally 25.5 ft.,
and it will be 35.5 ft. The house is still pre-existing non-conforming in the front.
Sharon read the Conservation Comments into the record and was approved.
There were no more comments from the Board or audience.
1
