MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> DECEMBER 11,2019 <br /> Mr. Morin said he's removing 44 sq. ft. The Board saw the plan stating that the existing <br /> dwelling, deck and shed is 19.4%. Total proposed lot coverage by structure is 25%. Mr. <br /> Morin said that there's a 6 sq. ft. reduction, eliminating 44 sq. ft. from the hot tub going <br /> underneath the existing structure. The 19.4% was the previous dwelling that was <br /> demolished. The new proposed was 25%lot coverage was approved under the V-2018-16. <br /> Sharon asked if the deck increase would require a Variance for the wetlands. Mr. Morin <br /> said.that Drew, Conservation Agent gave him an administrative approval. The Board <br /> reviewed the plan and wanted to confirm the current location of the hot tub and the lot <br /> coverage percentage. It was determined that it was on the previous site plan that was <br /> approved back in 2018. The revised plan shows the proposed dwelling because the house <br /> is under construction. Charlie said the as-built foundation was approved. Charlie said <br /> because there is a bump out of the deck, he will request another as-built. <br /> Sharon read the Conservation Department comments into the record. Sharon read the <br /> abutter letter into the record. <br /> Mr. Bonvie made a motion to approve the modification of an approved Variance (V-2018- <br /> 16) issued to Jacque and Martha Morin, I Hamblin Road. The modification actually <br /> reduces the lot-coverage by locating the hot tub under the deck and expanding the deck on <br /> the dwelling by exactly 1 ft. 9 inches as shown on the plan. <br /> I. The Board has determined that the applicant meets all the conditions of a <br /> Modification under Mass General Law 40A Section 10. <br /> 2.
