MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 8,2020 <br /> Mr.Bonvie made a motion that the Board issue a modification to an existing Special Permit <br /> (SP-2017-35)at 73 Mercantile Way,LLC to allow for construction of a second boat storage <br /> building consisting of 9,952 sq. ft. at.73 Mercantile Way with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Special <br /> Permit Modification under Mass General Law 40A Section 9. <br /> 2. Site Plan: 73 Mercantile Way, Prepared for Richard McCracken, Date: November <br /> 21, 2019. Scale: 1"= 30', Sheet 1 of 2, Prepared by: Down Cape Engineering, <br /> Inc. <br /> 3. Building Plans: Project: Boat Loft Condominium Mashpee, 73 Mercantile Way, <br /> Mashpee, MA. Dwg. Scale: 1/8" = F-0" Sheet No.: A-1: Ground Floor Plan, A-2: <br /> South Elevation,North Elevation, West Elevation and East Elevation. <br /> 4. Conditioned on all Town Department comments read into the record. Specifically <br /> but not limited to a letter from Charles Rowley, Consulting Engineer dated January <br /> 3, 2020 that all the comments contained in this letter are satisfied prior to the <br /> application of a building permit. Also upon completion of the occupancy that <br /> Charles Rowley must sign off that the site is completed to his specifications. <br /> 5. Contingent upon the comments outlined in the letter submitted by the Board of <br /> Health. <br /> Mr. Blaisdell, seconded, yes <br /> Mr. Goldstein,yes <br /> Mr. Bonvie, yes <br /> Ms. Sangeleer, yes <br /> Mr. Furbush, yes <br /> All were in favor of the modification to the Special Permit at 73 Mercantile Way. <br /> 21 Froa Pond Close: Owner, Shoestring Bay Nominee Trust requests a modification to <br /> existing Special Permits under §174-25 E (5), and §174-17 to allow for an increase in the <br /> number of boat slips to 154, and additional parking on property located in an R-3 Zoning <br /> District, Map 90 Parcel 83, Mashpee, MA. <br /> Attorney Kevin Kirrane represented Tim Leedham, Owner and Operator of the Mashpee <br /> Neck Marina, was also present. He has been operating this marina for over 18 years. Also <br /> present was Matt Costa, with Cape and Islands Engineering. The application is to modify <br /> the Special Permits that were granted by prior boards to allow for an expansion of the <br /> marina to include more dockage space, and additional parking to accommodate that <br /> dockage space. There will be an additional 79 slips bringing the total to 154, and the <br /> requirement under the parking bylaw is one parking space for every two boats. There will <br /> be 77 parking spaces with this proposal. <br /> 11 <br />
