Minutes of Meeting of
Mashpee Plan Review Committee
Tuesday, December 17, 2019
The gravel surface parking area will be paved. The boat wash pad will be installed
with a water recycling component to accommodate the washing of boats. The
elevation plans show the same dimensions as the existing building. There is more
than adequate parking. The boats are gone during the summer months, and
brought back during the fall and winter. Folks have the ability to work on their boats
inside the facility..There's nothing changing with the drainage system. There may
be an increase in capacity with.the additional pavement and run-off from the roof.
It's basically a mirror image of the existing building. The site is well maintained and
clean.
Scott Carline had no comments.
Evan Lehrer commented that the project is an existing use on a property.that has
boat storage, and there is an additional building proposed with the same use. He .
had no further comments.
Charlie asked if there will be a tight tank in each unit. Dan Ojala said there will be
overhead doors with a floor drain. They are piping the system together with the
other building.because it's an underutilized floor drain with an alarm. He said he
will work with Glen;and there's'a one-time DEP permit. Any washing outside with
the closed loop system does not discharge into the environment. The parking lot
will be paved with drainage basins and man'holes that will discharge toward the
grass lined retention area. If that fills up it overflows into a subsurface and will
handle a 100 year event.
Tom Rullo commented that the building will be sprinkled. He asked about the attic
space. Joao said there will be a dry system in the attic. The alarm system will have
the same as the existing building. The street address will need to be revised for
each building. Charlie asked if there will be enough access around the building.
Tom said there is plenty of room for his apparatus.
Evan moved to recommend approval. Scott second. All were in favor.
Business Name: Shoestring Bay Nominee Trust
Proiect Address: 21 Frog Pond Close
Agent: Attorney Kevin Kirrane
Engineer: Cape & Islands Engineering
Request: Applicant is proposing an additional 79 slips to the Marina, and
replace and relocate a 12' x 24' shed with a 20' x 20' shed and boardwalk.
Alteration/Change is a pre-existing non-conforming use.
Attorney Kevin Kirrane represents Tim Leedham, Owner of Mashpee Neck Marina.
Also present was Matt Costa with Cape & Islands Engineering. There's an .
application with the ZBA to.request' an increase of the parking for the number of
boats slips on the site, and demonstrate that there is adequate parking. The use
is.conforming, but the use of the parking area is a non-conforming use.
2
