Explicitly stated that this approval is only for the two decks that are attached to the <br /> house. It does not include any other approvals included but not limited to the <br /> staircase leading down to the dock and the platform as shown on the site plan <br /> depicted as "future 6' x 12' platform". <br /> Mr. Goldstein, seconded. <br /> Ms. Sangeleer, yes, <br /> Mr. Ganzenmuller, yes, <br /> Mr. Furbush, yes, <br /> Mr. Bonvie, yes. <br /> All were in favor of the Variance for the decks on the house. <br /> NEW HEARINGS <br /> 29 Seconsett Point Road: Owners, William T. and Kathleen M. Humphrey request a <br /> Special Permit under§174-17.1 and§174-251(6)of the Zoning Bylaws to raze and replace <br /> a single family dwelling with a two-car detached garage on property located in an R3 <br /> Zoning District, Map 124 Parcel 21, Mashpee, MA. <br /> Attorney, Mike O'Shaughnessy represented the raze and replace project for the <br /> homeowners. He provided revised site plans that were submitted before the Conservation <br /> Commission. The project consists of a pre-existing non-conforming single-family <br /> structure, with a side yard setback on the southeast at 15 ft. and 20 ft. on the northwest. <br /> The proposed two front setbacks are 87.2 ft. and 92 ft.; and 35 ft. from the mean high water <br /> table to the rear. The proposed new home will be slightly larger but similar to the old <br /> structure; and will include a two-car detached garage that will comply with current zoning. <br /> Mr.Humphrey,the homeowner is a builder,and he would like to use a portion of the second <br /> floor of the garage as his office. The project was before the Plan Review Committee who <br /> acted favorably with recommendations. The Fire Chief wants heat and CO detectors; and <br /> a smoke detector in the office space of the garage, and should be connected to the main <br /> house. The Health Agent will determine if a meeting is required with the Board of Health. <br /> The project was scheduled before the Conservation Commission. <br /> The second component of the project relates to the use of the office space in the two-car <br /> detached garage. The Plan Review committee recommended approval of the second floor <br /> office space in the garage. The office will only be used by the homeowner for his own <br /> business. There will be no employees, or heavy machinery stored on the property. There <br /> will be a full bath installed as well. The Board of Health has determined that this will be <br /> considered the fourth bedroom, and the septic system will have to meet the Title 5 <br /> requirements. <br /> 3 <br />
