The Board has determined that the applicant meets all the conditions of a Special <br /> Permit under Mass General Law 40A Section 9. <br /> 2. Hynds requests a Special Permit under §174- <br /> 24(C), §174-25 D(1), §174-25 G(6), G(9), G(13)and G(14)of the Zoning Bylaws to allow <br /> for construction of a 9,680 square foot steel building for use as contractor bays,warehouse, <br /> storage,office, and other allowed Special Permit uses on property located in an I-1 Zoning <br /> District, Map 88 Parcel 27, Mashpee, MA. (Owner of Record: 11 Industrial Drive, LLC). <br /> (Rescheduled from Match 25, 2020). <br /> Attorney, Kevin Kirrane represented the applicant and owner, Steve Hynds for the <br /> industrial building project. The application involves a 60,000 square foot lot, with 200 ft. <br /> of frontage along Industrial Drive and is situated in the I-1 Zoning District. There's an <br /> existing Special Permit for the outside storage of waterworks material on this lot. The <br /> applicant is seeking a Special Permit to construct a 9,680 sq. ft. building to accommodate <br /> uses that are allowed under the zoning bylaw upon the grant of a Special Permit. The <br /> applicant is proposing to divide the building into five (5) separate bays, and office space <br /> consisting of 832 sq. ft. in the front of the building facing Industrial Dr.Each bay will have <br /> its own bathroom facility and as stated above, this building is typical of other industrial <br /> buildings that have been before the Zoning Board of Appeals for similar uses in the I1 <br /> Industrial Zone. <br /> Said Districts call for a lot size of 40,000 sq. ft. with 200 ft. of frontage. This lot is 60,000 <br /> sq. ft., and conforms to the setback criteria of 75 ft. of frontage, 30 ft. on the side and 50 <br /> ft. on the rear. The distance of the building from the rear property line is approximately 90 <br /> ft. as opposed to the 50 ft. <br /> 4 <br />
