The Committee Members introduced
themselves.
9:35 AM Project Address: 29 Seconsett Point Road
Owners: William and Kathleen Humphrey
Representative: Michael O'Shaughnessy, Esq.
Architect/Engineer: Falmouth Engineering
Request: Owner proposes to raze and replace an existing single
family residence, and construct a detached two-car garage with
office space and bathroom above for home office use.
Attorney, Mike O'Shaughnessy represented the applicants for the raze and replace of their
single family dwelling, and adding a two-car detached garage. The Attorney provided the
plans of the existing conditions, and proposed site plans of the property. The reason for
the Plan Review meeting is because the owners are proposing to use the space above the
garage as an office. The homeowner is a builder, and would like to have his business at
the Cape. The Zoning bylaw requires a Plan Review, and the raze and replace will be
presented to the ZBA.
Katelyn Cadoret
This project was at the Conservation Commission on December 12,2019,there were some
minor issues that were addressed and most of the regulations have been met. The
driveway will be pervious material because the parcel is in a flood plain. The natural
vegetative areas have also met the criteria. This project is meeting again on Thursday,
January 23. There were no other issues.
Glen Harrington
There arp three bedrooms proposed in the main house. The septic is built for four
bedrooms. Glen wanted to know if there is access to the garage behind the office, Mr.
O'Shaughnessy said that the wall just goes straight up to separate the rest of the office
space. Glen wanted to know if the space above the office will be finished. Mr.
O'Shaughnessy said; no.The space above will be unfinished and unheated. Glen said that
the septie:'system wasn't shown on the site plan.
1
