Mr. O'Shaughnessy said the office is just being used for the owner's <br /> personal use. <br /> Evan asked Charlie if the garage setbacks are 15 ft. on the side and 40 ft. in the front. He <br /> had no other questions. <br /> Charlie Maintanis: <br /> Charlie s8id there are a few things that Zoning does not allow. <br /> • Under Section 174-25 (1) (5) allows for an accessory use for a home occupation. <br /> • Section 174-25 (1) (2) only one commercial vehicle is allowed, not to exceed a 2 <br /> ton capacity. <br /> • Section 174-25(H) (1);Any trade, industry or other use that is noxious, offensive, <br /> etc. is not allowed in any Zoning District. <br /> • Section 174-25 (H) (10) parking or storing construction equipment, etc. is not <br /> allowed unless there's a building permit associated with it, and cannot be on the <br /> property for more than 30 days. <br /> • This property is in the flood zone and would require to meet building code <br /> requirements. <br /> • Definition "accessory use table", and that the Building Commissioner has been <br /> forwarding these projects to the ZBA. <br /> • Suggested to the applicant that he could file for a LOMA F to FEMA because the <br /> property is in a flood zone. <br /> Charlie arid Evan had a conversation regarding the proposal for a detached garage, and <br /> the definition of an accessory structure. The new bylaw is pending approval with the <br /> Attorney:General, Evan mentioned that this project is not proposing a bedroom, but could <br /> potentially become a bedroom in the future.Charlie mentioned that there are other potential <br /> uses such as a kitchen, bedroom, and offices that will soon be allowed. Charlie said in his <br /> opinion that this application is not in the use table, and does not make it null and void <br /> because:of the definition of an accessory building is devoted exclusively for an accessory <br /> use to the principal use of the lot for which it is located. <br /> Rodney Collins: <br /> Mr. Collins said he could have a discussion with Town Counsel to review any questions <br /> discussed with the Town Planner and Building Inspector. He believes this is just an <br /> application for a one person office. He had no other concerns. <br /> Tom Rullo: <br /> • Will there be a separate address for the garage?The Attorney said; No <br /> • How many employees expected inside the building?
