Minutes of Meeting <br /> Mashpee Plan Review Committee <br /> Tuesday,January 21, 2020 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Evan Lehrer: <br /> • This project should follow Cape Cod Commission guidelines. <br /> • Recommended that the Design Review Committee make a specific finding that it's <br /> consistent with the Cape Cod Commission design guidelines, and that the Design <br /> Review recommend those guidelines to the ZBA. <br /> • Elevation and the glazing looks pretty good.There might be some intervention from <br /> Design Review regarding the awnings, or dormers on the roof. <br /> • He would like to see these recommendations be sent to the ZBA. <br /> • The row of evergreens provide a screen to the neighbor, but if the neighbors attend <br /> the ZBA hearing they might be asking more from the ZBA. He suggested <br /> consideration to further intervention of an additional screening for the buffer area <br /> for the neighbor. This is in the Zoning Bylaw under the Light Industrial Overlay <br /> Zoning District. <br /> • Recommending that the base under the gravel surface is the same as for the <br /> asphalt surface. <br /> The developer owns the chain link fence and can install slats within the links to provide a <br /> better buffer. <br /> Charlie Maintanis: <br /> • There should be a 50 ft. setback to the residential zone. He suggested the same <br /> as Evan. <br /> • The developer is not separating the use of the two properties that is currently <br /> occupied by the Mashpee Water Department. <br /> • No storage of junk or salvageable material. <br /> • Will the drive-thru bay cause a problem with the turning radius of vehicles? Raul <br /> staid that he will relocate the parking spaces further south to allow for that <br /> movement. <br /> • There will be no mezzanines allowed without benefit of a building permit. <br /> Recommendations are any changes in the future, a modification to the ZBA <br /> Special Permit would be required. <br /> • Mitigate a buffer for the tight tanks to make it more natural. <br /> • No drive thru on the other units. <br /> • Lighting should be focused onto the property and not on the neighboring <br /> properties. <br /> • Design Review will need a revised plan for the lighting, the colors for the building, <br /> awnings, and meeting Cape Cod Commission guidelines, and the landscape plan. <br /> • All parking spaces will be paved. <br /> Rodney Collins: No comments. <br /> Tom Rullo: <br /> • Sprinkler system. <br /> • Discuss plans for the Fire Control Room. <br /> • Charlie Rowley will review the components of the gravel surface and are <br /> satisfactory for the fire trucks. <br /> • Alarm system, CO's in the office space. <br /> • Fire protection plan. <br /> • Control Construction Documents. <br /> 5 <br />
