No employees in the office <br /> other than the owner. The office will be treated as the forth bedroom. Two heat <br /> detectors with smoke and CO detectors required.The alarm system should be tied <br /> into the main house. <br /> Evan seconded.All were in favor. <br /> 10:00 AM Project Address: 89 Industrial Drive <br /> Owner/Agent: 11 Industrial Drive, LLC <br /> Architect/Engineer: Cape& Islands Engineering <br /> Request: Proposed 9,680 sq. ft. commercial building with five (5) <br /> contractor bays and office space. <br /> Raul UzEOi-Rivera represented the proposed commercial building. The new owner would <br /> like to develop a five (5) bay commercial building. Currently the property is not entirely <br /> vacant acid is used by the Mashpee Water Department to store their pipes, and building <br /> supplies.'the property also has a ZBA Special Permit (SP-00-21) to allow for storage of <br /> waterworks material (hydrants, pipes and fittings). <br /> The proposed building is a metal constructed building by Graber Buildings. The front <br /> portion of the building will be office space approximately 15 ft. x 62 ft. wide, and each bay <br /> will be 70 ft.wide x 125 ft. The proposed parking will be along the side of the building, and <br /> will have'e handicapped parking space in the front of the building.There will be a walkway <br /> to access the entrance for the office space, and another walkway on the opposite side of <br /> the building. There will be a sixth bay that will be a drive-thru. <br /> The property is completely clear except for a row of trees located to the rear along with a <br /> chain link fence. There are two entrances to the site from Industrial Drive. The left side of <br /> the lot is`,'paved with approximately 40 ft. from the entrance toward the rear. There's a <br /> section in the rear that will remain a gravel surface and will allow for turning movement of <br /> larger vehicles to continue around the back.The proposed septic system will be in the front <br /> with the primary and reserve. The design flow is approximately 70 gallons per day, the <br /> leaching field will hold 555 gallons per day. There will be a drainage system installed in the <br /> driveway,and parking area. The landscaping includes the existing,evergreens in the front <br /> next to the driveway, and will install shrubs in the front of the building. <br /> Katelyn Cadoret: <br /> Wanted to know the plan for the turf of the erosion control mix. Raul said that the area is <br /> not in the ground water protection district, but is in a Zone 2. <br /> Glen Harrington: <br /> • The plan said it's not a Zone 2 <br /> • Nitrogen loading calculations should be on the floor plan. <br /> • Stay under the total allowed load flow for the nitrogen load calcs. <br /> • Each contractor bay should be plumbed for a bathroom. <br /> • Where the uses are not set, recommended a denite system if you want to build out <br /> to a larger use or out to the 660 gallons a day which is allowed by the nitrogen <br /> loading calcs, to allow for more flexibility. <br /> 4 <br />
