Including basement and 3 floors. <br /> Planning Board: Special Permit Modification. <br /> John Lavelle represented the application to construct six (6) villa style townhouse units; <br /> three (3) floors with basements. It will be situated on a one acre lot which was subdivided <br /> back in 2014 from the main 240 acre parcel at Willowbend. This lot is 40,009 sq. ft. It has <br /> 168 ft. of frontage on Quinaquisset Avenue, and the requirement is 150 ft. The site is <br /> surrounded by the golf course to the west, north, and east side with Quinaquisset Ave. to <br /> the south. <br /> There will be an asphalt parking lot with two parking spaces per unit. The storm water <br /> management system will be constructed to handle the run off from the added impervious <br /> areas. The storm water will also directly infiltrate all the loose drainage from the new <br /> building.The project building will fall within the 50 ft. of the cranberry bog. The owner of <br /> the bog is Southworth Properties LLC and they agreed not to farm the cranberry bog that's <br /> within the 150 ft. and let it naturalize. The site is zoned in the R-3 District which allows <br /> the proposed use. Willowbend is under the Planning Board Special Permit. There will be <br /> new water service directly from the water main off Quinaquisset Ave. with underground <br /> utilities. There will be 400 ft. of 8" sewer installed sent to the wastewater treatment plant <br /> at Willowbend. The lot coverage is 12%. There will be sidewalks in front of the building <br /> for pedestrian access. The drainage system has been designed to meet Town zoning <br /> ordinances and DEP requirements. The site is generally flat, grading will be minimal, and <br /> filtration control will be installed and maintained during construction to keep any potential <br /> sediments running into the wetlands or bog. <br /> 1 <br />
