Minutes of Meeting
Design Review Committee
Tuesday,June 16,2020
Mashpee Town Hall Waquoit Meeting Room
The architectural plans were submitted and are villa style townhouses very similar to the
villages in Willowbend.
John said he met with Deputy Fire Chief last week to discuss the turning radius for the fire
trucks. He said the trucks could enter through the existing parking lot at Willowbend which
is not the route that is shown on the current plan. John said he will have to reconfigure the
existing landscape island coming into the driveway to provide easier access for the fire
trucks. The island will have to be cut slightly, and the central island that is "tear dropped"
shaped might be removed or modified for the fire engine trucks.
Jonathan wanted to know if a portion of the building will be within 50 ft. of the wetlands,
and if it will require Conservation approval. John said; yes, a portion of the building is
within the 50 ft. of the wetlands. Jonathan asked if the style and colors of the building will
be the same as what is currently there now.John said, yes.Jonathan does not have an issues
with the project.
John said that a Variance will be required for the height. Jonathan said a Variance was
issued back in 2012 for the existing buildings within the villages. Jon asked Charlie to
confirm. Charlie said that a Variance was issued by the ZBA back in 2012 for the height.
Miles said that there are some issues with the design, and the height within context of the
current placement of the wetlands. It will look very tall in the position it's in especially
from the street. He would prefer to see a 2-story building. He said he lilted some of the
vertical elements but think it needs some horizontal elements to the first floor.
Jonathan asked if the building will be located near the restaurant and pro-shop, and the
height of those buildings. John said yes, he is not sure what the heights are for those
buildings but the elevation and slope of the area near the clubhouse is higher.
Joe agreed that the clubhouse is a very large building.
Miles would like to see a comparison of the elevations for each building. Jonathan would
like to know the height of the other buildings in comparison. Joe would like to see a
rendering of the existing buildings. John said that he could have the architect draw the
elevations in comparison to the clubhouse building.
Jonathan asked Miles what he would like to see. Miles said a side-by-side comparison
showing elevations with a two-story rather than a three-story building. Joe would like to
see the height difference because the clubhouse is a very large footprint building. He
doesn't have an issue with the building being 3-stories, and removing one floor would be
very aggressive. Charlie agreed with Joe. Miles would like to see the elevations of the
clubhouse as well as the proposed building including the street.
2
