Zoning Board of Appeals: Written Finding Application —
July 8, 2020.
Rob Mills,Attorney represented the applicants Owner, Juan Marichal, Trustee, and Fausto
Abreu who operates the wholesale business Cape Cod Appliance Liquidators in Hyannis.
Mr. Abreu's intention is to establish the same type of business in a portion of 100 Great
Neck Road North which is the furthest left portion of the building facing the street. He
currently has a lease agreement for approximately 3,000 sq. ft. The products he will be
selling are new and used refrigerators, freezers, washers, and dryers. He would like a
display facility where customers could either go into the store or order online. The products
are distributed from an off-site location. The proposal is scheduled to be before the Zoning
Board of Appeals for the change of use. Although this isn't within the purview of Plan
Review, the change of use is not substantially more detrimental than what was formally
there. Customers will enter through the front entrance and there is more than sufficient
parking available. There are currently signs there designating the parking and handicapped
parking.
Fausto said that the business is similar to his current business in Hyannis. It is setup like a
warehouse that is open for people to browse at the product. He provides the delivery of the
products, but it is mostly online sales. The products are scratch and dent and are traded.
There are no repairs done and is mostly sales.
Mr. Mills said there are no changes planned for the exterior changes to the building. Most
of the renovations are interior and would involve the Building and Fire Departments. Mr.
Mills said he could not find a specific "use" in the bylaws and would discuss that with
Charlie.
1
