Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Ronald
Bonvie, Scott Goldstein, Norman J. Gould and Associate Members Sharon Sangeleer,
George Ganzenmuller, and James Reiffarth. Also present was Charlie Maintanis,Building
Inspector was also present.
Chairman Furbush opened the meeting at 6:08 pm and announced that the hearings were
being televised live on Mashpee TV as a virtual remote meeting. He will take public
comments after each hearing.
16 Popponesset Island Road: Owners, 16 Popponesset Island Road Realty Trust request
a Special Permit under §174-17.1 and §174-33 (Setbacks from wetlands) of the Zoning
Bylaws to raze and replace a pre-existing, non-conforming single family dwelling and
replace it with a new single family dwelling on property located in an R-3 Zoning District,
Map 105 Parcel 265-0, Mashpee, MA. (Jonathan Bernstein, Trustee). (Continued from
July 22, 2020 hearings at the request of the Board).
Attorney, Mike Ford represented the raze and replace application. Also present was Mike
McGrath, with Holmes & McGrath, and Andrew Sidford, Architect. This petition was
opened and heard at the last meeting and the Board members expressed that they did not
have a problem with the proposal, but wanted to see the elevation and floor plans. The floor
plans were submitted to Glen Harrington, Health Agent, and he had comments that the
septic system was approved for 10 bedrooms, but he also wanted to see the floor plans. The
floor plans were submitted to the Board of Health and Glen re-submitted comments for the
Board. The comments mentioned that he had an issue with the spa/gymnasium on the
second floor. Attorney Ford said the idea would be to install a glass door for privacy, but
that was not sufficient with Board of Health guidelines. Either the room would need to be
redesigned or the septic system would need to be redesigned. The client decided to
reconstruct the entrance to be a 6 ft. wide opening, and to re-submit the plan to the Board
of Health which would no longer be considered a bedroom.
Chairman Furbush was satisfied but wanted to hear the comments that were sent from the
Board of Health.
1
