MASIIPEE, ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> November 18,2020 <br /> Mr. Furbush announced to all the applicants the terrific job they are doing for the Town. <br /> He is in favor of the project but has some issues and concerns that need to be discussed. <br /> He read the Planning Board Memo dated November 4, 2020 submitted by Chairman, Jack <br /> Phelan. <br /> Mr.Furbush mentioned the waivers that were requested in the application.His first concern <br /> was the parking situation. He said that 39 rental units, and 68 bedrooms there are only 46 <br /> parking spaces. There's no overnight parking permitted in Mashpee, and public <br /> transportation is not the same as in larger cities. He thought that there was not enough <br /> parking for family or friends, and what would be the plan if there's a snow storm event.He <br /> believes there should be 59 parking spaces, which is 1.5%. <br /> Cory Fellows with POAH commented that he agrees with Jonathan that affordable housing <br /> residents deserving basically all the same amenities and features for their homes including <br /> parking. He mentioned that this site has some hidden challenges given the proximity of the <br /> wetlands, and setbacks to fit within the scope. He said that he will certainly work with his <br /> team to reconfigure this parking concern. <br /> Jonathan thought that there was a parcel located at the entrance that could be reviewed to <br /> possible provide overflow parking. <br /> Jonathan reviewed the waiver requested from the Planning Board as mentioned in their <br /> memo regarding §174-23, and the other conditions listed. No member of the applicant's <br /> team could respond, and were not aware of this request prior to the meeting. <br /> There was no meeting with the Design Review or Plan Review Committees. <br /> Cory Fellows will review these comments with his team and provide a series of responses, <br /> and any other comments requiring follow up. <br /> Jonathan read an email dated Thursday, July 16, 2020 from Deputy Jack Phelan; "Ellen; <br /> thanks, I like the plan. I will talk to my fire prevention officer, but I do not see any <br /> outstanding fire department related issues." <br /> Jonathan read an email fi•om Catherine Laurent, DPW Director dated Friday, November <br /> 13, 2020 into the record. <br /> Jonathan received a letter from Chairperson, Allan Isbitz,Affordable Housing Committee <br /> dated Wednesday, November 18, 2020 that was noted for the record. <br /> Jonathan read a letter in the record dated November 18, 2020 from Fire Chief, Thomas C. <br /> Rullo, referencing the South Cape Resort letter of concerns. <br /> 12 <br />
