MASIIPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> November 18,2020 <br /> Charlie said that it is not part of the building code and where it's a State Road, a discussion <br /> with the DPW Director would be required. <br /> Architect, Steve Tise introduced himself and gave a brief description of his experience with <br /> other affordable housing projects. He mentioned that the number of units proposed for this <br /> project were determined by his design team, and the State requirements. <br /> He provided the Board a presentation of the floor plans and designs of the proposed three <br /> buildings. Building A has 12 unit 2-story building consisting of a community room, and <br /> kitchen facilities that will service the entire development.This is adjacent to a management <br /> office that will be the first building as you enter the site. Building B is the middle building <br /> which is the largest building, and will have an elevator to provide full access to all three <br /> floors. This building is three stories on the downhill side, and two stories on the uphill side <br /> of the natural topography grade.There will be the usual amenities such as laundry.Building <br /> C is a small farm-house style, three bedroom townhouses, with one of the units as <br /> handicapped accessible with the accessible amenities. The other three are conventional <br /> townhouse units, and also has a bedroom and bathroom on the ground floor, but will not <br /> be sold as an accessible unit. <br /> The architectural treatment of the building is very traditional, with clapboard siding. A <br /> stone veneer will be used on the base of Building B at the ground floor to break up the look <br /> of the three story mass.They will be installing high efficiency heating and cooling systems, <br /> and the mechanicals will be roof elements in the attic structures.The buildings will be fully <br /> sprinkled and will have adequate fire access to all the buildings. <br /> Jim Reiffarth.asked what the height of the buildings were from the ground level to the peak. <br /> Steve Tise said that the tallest is Building B, on the uphill side it's 36 ft., from grade to the <br /> peals of the rook, and on three story side, it is 45 ft. from the peak to grade. <br /> Ilana Quick said there a number of waivers requested under the 40B, and height is one of <br /> them. It's not a Variance, it's simply a waiver. <br /> Jim Gould asked how this program integrated with the amount of affordable housing units. <br /> Ilana said that this project is 100% affordable for the 39 units. Currently the affordable <br /> housing inventory is at 5.21%>. <br /> Mr. Furbush stated that there Nvere several comments from various Town Departments and <br /> Boards. The Planning Board, 'Town Counsel, the Affordable Housing Committee, Fire <br /> Department, Board of Health, DPW, Mashpee Water District, and Charlie Rowley's cost <br /> estimate.
