Plan Review- Mr. Lehrer reported that 100 Great Neck Road, former site of Zachary's, <br /> had requested a continuance of non-conforming use but to change to a new non-conforming use <br /> as a convenience store. Plan Review required a parking plan and that all deliveries occur on site <br /> and not interfere with Great Neck Road. The matter would be considered by the Zoning Board <br /> of Appeals to consider whether the proposed non-conforming use would be more detrimental <br /> than the current non-conforming use of adult entertaimilent. Concern was expressed by the <br /> Chair and Mr. Balzarini regarding increased traffic at that location. There was discussion about <br /> an appliance showroom and business also located on site, but Mr. Lehrer noted that the <br /> convenience store would likely generate more traffic, if approved. Ms. Waygan inquired about <br /> site upgrades, and Mr. Lehrer reported that drainage and septic review would occur with the <br /> Board of Health.
