Mr. Java has been in the
business since 2003, and has operated other convenience stores in the area. He thinks this
location will be highly suitable for his business. He will offer typical convenience store products
such as; coffee, lottery, and groceries. The hours of operation will be 6:00 am to 11:00 pm seven
days a week. The name of the business will be the "Wigwam Pantry" named after the original
hotel. The store will occupy a 2,000 sq. ft. area furthest to the right of the building which was
formerly the billiard area of Zachary's pub. This project will be presented to the Zoning Board of
Appeals for a Written Finding and is considered a non-conforming use. The previous business
served liquor products and had adult entertainment. The Board will have to find that this change
of use is not substantially more detrimental than the previous use.
Attorney Mills said there are no plans for exterior changes to the building. There will be interior
changes with a wall partition between the appliance store and the convenience store. There will
be an entire first floor renovation and will require a sprinkler system, and an affidavit provided by
the sprinkler system company to ensure that the partition will comply with code regulations.
1
