MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 13,2021 <br /> Mr. Furbush polled the Board for comments. Sharon thought the lots were long and thin. <br /> Mr. Gould said if there was an error to convey the two lots to the same entity, he doesn't <br /> know if the Board was in a position to correct this. Scott agreed with Jim Gould. Mr. <br /> Reiffarth was not comfortable since there was a discussion with Town Counsel and the <br /> Town Planner. Mr. Bonvie said that there may be a consideration of a conveyance of <br /> variance relief, however, he would follow the suggestions of Town Counsel and the Town <br /> Planner. George agreed with the comments of Town Counsel. Bill agreed with Ron's <br /> comments. <br /> Attorney Kirrane would like to return on February 10, 2021 for time to discuss the <br /> questions raised by the Board with the Town Planner. Ron made a motion to accept the <br /> continuance. Jim Gould seconded, yes, Scott, yes, Bill, yes, Ron, yes, and Jonathan, yes. <br /> All were in favor to continue the variance requests for 30 & 38 Pleasant Park Drive. <br /> CONTINUED HEARINGS <br /> 950 Falmouth Road (Route 28): Petitioners, Preservation of Affordable Housing LLC <br /> requests a Comprehensive Permit under M.G.L.Chapter 40B, §§20-23 and 760 CMR 56.00 <br /> to construct thirty nine (39) low income housing rental units on property located in an R-3 <br /> Zoning District, Parcel A: Map 93 Parcel 6-0, Parcel B: Map 93 Parcel 7-0, and Parcel C: <br /> Map 94 Parcel 7-0. (Continued front November 18, 2020 hearings at the request of the <br /> Boar(l). <br /> Attorney Ilana Quirk represented the applicants and put together a list of comments of the <br /> questions raised by the Board at the last hearing. She went thought the items as submitted <br /> in her comments dated January 12, 2021. <br /> At the last meeting, the Board had concerns with the proposed parking and the amount of <br /> spaces. Cory Fellows,with POAH agreed to increase the amount of spaces to a total of 59. <br /> Brian Kuchar with Horsley-Witten said that they increased the amount from 49 and added <br /> 10 more spaces. <br /> Brian addressed the concerns of the DPW Director and said he changed the road layout to <br /> account for snow storage. He will provide a snow plowing removal plan. <br /> Jonathan would like Charlie Rowley to review all the revised site plans. <br /> Charlie Rowley wanted to confirm the turning radius plan from the Fire Department.Brian <br /> will review that with that the Fire Department. <br /> Rosaleen Cassidy submitted a letter to the Board with her concerns that were not addressed <br /> with the applicants regarding the traffic flow,the hours during construction, and the safety <br /> of her employees and residents at South Cape Resort. <br /> 10 <br />
