Motion made by Russell Maloney to amend-, I would like to amend Article 9 to read the third <br /> Monday in October for the Annual Town Meeting. <br /> Motion to amend passes at 7:�54 p.m.. <br /> Amended motion passes unam I mously at 7:55 p.m., <br /> Article 10 <br /> To see if the Town of Mashpee will amend the zoning bylaw, by adding following new footnote <br /> 21 to Section 174-31 Land Space Requirements Table: <br /> "21" For non-conforming structures in existence on December 9, 2002 in districts R-3 & R-5, <br /> which do not exceed 10,000 square feet in area, but have at lease 75 feet of lot frontage, <br /> minimum setbacks may be reduced to 25 feet front, 15 feet rear and 10 feet sides. <br /> "And by inserting a reference to footnote 21 at the head of"Minimum Building Setback to Lot <br /> Lines"' column of said table, or take any other action relating thereto. <br /> Submitted by the Zoning Board of Appeals <br /> Explanation: Residents within these districts with undersized lots will significantly benefit <br /> from this less stringent zoning. Allowing these changes will not be more detrimental to the <br /> neighborhood as the sideline, frontage and lot coverage was similar at the time of the home's <br /> construction. This will eliminate the need of variances for small additions and/or alterations. <br /> Motion made by John Cahalane. <br /> Motion: I move Article 10 be indefinitely postponed. <br /> Motion passes unanimously at 7:57 p.m. <br /> Article 11 <br /> To see if the Town will vote to amend the zoning bylaw by amending the Section 174-31 "Town <br /> of Mashpee — Land Space Requirements Table" by replacing the number "20" in the C-1 row <br /> under the "Maximum of Lot Coverage (percent)" column with the number "25", or take any <br /> other action relating thereto. <br /> Submitted by Board of Selectmen <br /> Explanation: This article would increase allowed lot coverage by buildings in the C-1 <br /> Commercial zoning district (the commercial zone around the Mashpee Rotary) from 20% to 25% <br /> of a lot's area. 25% was allowed in the C-1-0 and C-I-SV overlay zoning districts (covering <br /> about one-third of the C-1 zone) which were eliminated by Article 22 of the October 7, 20o2 <br /> Town Meeting warrant. The article would restore that level of lot coverage and would extend it <br /> to the remainder of the C-1 zone, which includes primarily Mashpee Commons, the recently- <br /> ,approved South Cape Village shopping center and the Deer Crossing commercial area. <br />
