E. There shall be no residential structures allowed within the site permitted for <br /> development under this section except for one residence for an on-site caretaker. <br /> Should other residences be proposed, they shall be located on a separate parcel or <br /> parcels, which may be integrated within the golf course project boundaries, and <br /> be subject to the provisions of this bylaw applicable to residential developments. <br /> F. No building constructed on the site shall be located within two hundred (200) feet <br /> of the exterior boundary line of the site. <br /> Such use is subject to the provisions of Section 174-27, except that the required <br /> number of test wells shall be two (2)per twenty (20) acres of site area unless the Board <br /> of Health recommends, and the Planning Board approves, a reduced number of wells. <br /> No runoff from any golf course or related facilities may be directly discharged into any <br /> stream, water body or wetland, including cranberry bogs and vernal pools. In addition, <br /> any application for approval of such use shall include a Golf Course Management Plan <br /> including fertilizer, pesticide and herbicide types and application rates, groundwater <br /> withdrawals for irrigation and other management practices related to the golf course <br /> and associated facilities and their potential impact on water resources, wildlife and the <br /> health and safety of abutters and of users of the course." <br /> or take any other action relating thereto. <br /> Submitted by the Planning Board <br /> Explanation: The Town currently has no specific regulations regarding the permitting <br /> and development of golf courses, except to indicate that a "country club ... not <br /> operated as a business gain" is allowed by Plan Review or Special Permit in any <br /> commercial or residential zone, and that a "country club" which is "operated as a <br /> business for gain" is allowed only in commercial zoning districts. This bylaw would <br /> allow golf courses, whether for profit or not, in any zoning district, and establish a <br /> special permit approval process and regulations specifying required buffer areas from <br /> neighboring properties, water bodies and wetlands, required minimum undisturbed <br /> open space and the submission of information regarding water quality and other <br /> potential impacts. <br /> Motion made to dispense with reading of Article. <br /> Motion to dispense with reading of Article passes at 10:16 p.m. <br /> Motion made by Selectman Marsters. <br /> Motion: I move Article 26 be approved as printed in the warrant with the exception of <br /> the phrase, "or take any other action relating thereto." <br /> Planning Board voted at a Public Hearing held August 18, 1999 3-1 for approval. <br /> Motion passes unanimously at 10:21 p.m. <br />
