Article 27 <br /> To see if the Town will vote to amend the zoning bylaw as follows: <br /> Add the phrase "IC Overlay District" to the listing of zoning districts contained in <br /> Section 174-4; <br /> Add the following new Subsection 174-5.C.: <br /> "C. The IC Overlay District shall include those parcels shown on the 1998 Mashpee <br /> Assessors' Maps as Map 81, Blocks 18 and 21, and Map 88, Blocks 19, 20, 23, 34, <br /> 36,41, 42, 80, 81, 82 and 89." <br /> Add the following new Subsection 174-24.H.: <br /> "H. In addition to the uses specified in the Table of Use Regulations for I-1 Industrial <br /> zones, the following additional uses may be allowed, subject to issuance of a special <br /> permit by the Planning Board, within the IC Overlay District, provided that there shall <br /> be no direct driveway access to Route 28: <br /> Those uses listed in the Table of Use Regulations in Subsections B.(7), B.(8), E.(3), <br /> E.(7) and F.(8); <br /> Places for retail or wholesale sales of furniture, carpeting, stone and masonry supplies, <br /> plumbing supplies, doors and windows, lumber, glass and mirrors and electrical <br /> supplies (but not including televisions and similar electronic products, and not including <br /> "home improvement" centers or other large retail establishments with over 40,000 <br /> square feet of gross floor area); <br /> Automatic teller machines; <br /> Retail establishments which will not generate greater than 300 peak daily vehicle trips <br /> per acre of total site area, per day, (when considered in combination with all other uses <br /> on the property) based on trip generation rates published by the Institute of <br /> Transportation Engineers or other evidence determined to be conclusive by the <br /> Planning Board." <br /> or take any other action relating thereto. <br /> Submitted by Planning Board <br /> Explanation: This article would allow for limited retail activities in portions of the <br /> Mashpee Industrial Park and an adjacent industrial area. The proposed uses are low <br /> traffic generators which would have similar impacts to those industrial, wholesale and <br /> office uses already allowed in the Industrial District, but would allow a larger range of <br /> options for development of businesses in the specified area. The lots included lie along <br /> a proposed roadway which would parallel Route 28 between Donna's Lane and the <br /> Mashpee Industrial Park, which is intended to reduce future traffic on that section of <br /> Route 28. <br />
