Motion made to consider Articles 23 and 35 together at 9:31 p.m. <br /> Motion to amend passes at 9:47 p.m. <br /> Amended motion does not pass 70 to 112. 10:04 p.m. <br /> Article 36 <br /> To see if the Town will vote to amend the Zoning By-law by amending Section 174-25 <br /> "Table of Use Regulations" as follows: <br /> Delete the words "country club" as they appear in Subsections 174-25.B. (13) and <br /> (14); <br /> Add a new subsection 174-25.B.(17) as follows: <br /> "(17) Golf course subject to the provisions of Section 174-47.L" <br /> and indicate by the letters "SP" in all columns that said use is allowed in all zoning <br /> districts; <br /> And by adding to Article IX the following new Section 174-47.1: <br /> "174-47.L Golf Course. <br /> Any such use and related development shall require the issuance of a special permit by <br /> the Planning Board, whether proposed as part of a residential development or other <br /> project, or as a separate use. <br /> The site permitted for development under this section, including any required open <br /> space, shall be a specifically defined parcel, bounded on the ground with permanent <br /> monuments, which may not be considered to meet the open space requirements of any <br /> other section of these by-laws. <br /> A minimum undisturbed buffer strip of fifty (50) feet in width shall be maintained <br /> between any area brushed or cleared for golf course or associated construction and any <br /> exterior site boundary line or the street layout line of a public way, except for access <br /> roads to the property and for walking, bicycle or golf cart paths approved by the <br /> Planning Board or for areas where the legal owner of the abutting property has <br /> certified, in writing, that he has no objection to the elimination or reduction of said <br /> buffer strip if approved by the Planning Board. In addition, a minimum undisturbed <br /> buffer area of two hundred (200) feet in width shall be maintained between any water <br /> body or wetland as defined under MGL. Ch. 131, Section 40, excluding flood zones or <br /> actively managed cranberry bogs, and any area brushed or cleared for golf course or <br /> associated construction, except that the Planning Board may approve, by a four-fifths <br /> vote, a waiver allowing reduction of said buffer to no less than 100 feet when the <br />
