Katelyn Cadoret; Application: <br /> Purchase of Active Cranberry Bog and Surrounding Upland for Freshwater Wetland Restoration <br /> and Water Quality Improvement of Santuit Pond: (continued) <br /> Mr. York indicated there is a building on the site and there are pumps in place for the functioning <br /> irrigation system. This bog known as the Chopchaque Bog would be slated to be restored into a <br /> wetland. <br /> The purchase of the Chopchaque Bog is proposed as follows; <br /> 0 Cranberry Lane, 11.71 acres, Active Cranberry Bog - $299,000 <br /> 14 Cranberry Lane, 1.06 acres, Undeveloped Lot- $140,000 <br /> 4 Cranberry Lane, 0.91 acres, Undeveloped Lot - $125,000 <br /> 10 Cranberry Lane, 0.30 acres, Undeveloped Lot - $85,000 <br /> Total Cost: $649,000+ <br /> The $675,000 project includes Engineering, Survey and Final Plan Design: $12,000 <br /> Creation of Micro-topographical Habitats: $8,000 <br /> Flood Site, Protect Herring Fry: $3,000 <br /> Cover Site with Wetland Seed Mix: $3,000 <br /> Close Culverts as required: $0 (in-house) <br /> Monitoring: $500 <br /> Discussion followed with regards to securing an appraisal of the subject property. In normal <br /> practice, the CPC obtains an appraisal when considering properties for purchase. An appraisal is <br /> also beneficial and often required when considering future grant monies for certain projects. It <br /> was agreed the CPC would move forward with an appraisal of the subject properties. <br /> It was disclosed the properties are currently on the market for sale. The Town Manager has met <br /> with the respective property representatives, and this price of$675,000 is considered relatively <br /> fair. Purchasing the property for open space and passive recreation purposes relieves excess <br /> nitrogen from entering the bays with new construction. <br /> According to the Assessor's valuation of the subject properties, the abutting upland parcels are <br /> noted to have nitrogen credits which would most likely be included in the sale of the land. <br />
