Minutes of Meeting of <br /> Design Review Committee <br /> Tuesday, March 16, 2021 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Project Address: 53 Mercantile Way <br /> Business Name: J.D. Mercantile Properties, Inc. <br /> Owner/Agent: Capewide Construction <br /> Architect/Engineer: Dan O'Jala with Down Cape Engineering <br /> Request: 4,920 sq. ft. Morton Building for use of contractor bays. <br /> Attorney Kevin Kirrane represented the applicant for a modification to the Special <br /> Permit of this Morton style building located at the rear of the site. There is plenty of <br /> parking for this building that will have four contractor bays. There was a site plan, <br /> floor plan and a color scheme provided. Also present was Dan O'Jala, with Down <br /> Cape Engineering, and Joao Junqueira with Capewide Construction who will be <br /> doing the construction of the building. <br /> Dan said that this building will be located to the rear of the front building, and will be <br /> hidden. There will be a heavy dense screening of the building and there is a storm <br /> water retention area with gravel. There is plenty of landscaping that surrounds the <br /> whole site. <br /> Jonathan wanted to confirm that the Morton Building will have silver walls, with a <br /> black roof and wainscot. He also asked about the dry wells, the lighting, and parking. <br /> Dan said there is plenty of parking on the west side, and in the front of the existing <br /> building. The traffic is low in this area, so there is 15 parking spaces. <br /> Miles appreciated that the front building will act as a buffer to the rear building. He <br /> thought that adding an awning on the front door of the rear building of the southwest <br /> elevation would look good on the approach of the side of that area. He also <br /> suggested windows could be added. <br /> Jonathan asked if they will be rental units. Dan said that Joao will be using two of <br /> the bays and might rent out the other two units. <br /> There was no more discussion. <br /> Jonathan made a motion to approve 53 Mercantile Way as presented. Joe <br /> seconded, yes, Miles, yes, Jonathan yes, and Dave, yes. All were in favor. <br /> Jonathan made a motion to continue 79 Algonquin Ave. Joe seconded, yes, Miles, <br /> yes, Jonathan, yes, and Dave, yes. All were in favor to continue at the discretion of <br /> the applicant. <br /> Other Business: Approve February 16, 2021 Meeting Minutes. <br /> Jonathan made a motion to accept the minutes. Joe, seconded, yes, Miles, yes, <br /> Jonathan, yes, and Dave, yes. All were in favor. <br /> 4 <br />
