This land has been designated as a Community Activities Center under <br /> Cape Cod Commission Regional Policy Plan. The purpose focusing on growth in an area supported by <br /> infrastructure, range of housing types including affordable housing, efficiently using land, enhancing <br /> aesthetic character and livability of environment, reducing impact to areas water quality, permitting and <br /> exploring ways to expand up, providing opportunities to live work and shop in compact forms. <br /> Subsection B sets forth description of the district. Overlay district with overlay existing zoning and allow <br /> for a mix of residential, commercial, civic, educational, and institutional uses, subject to dimensional <br /> requirements we will set forth. <br /> Subsection D Describes three zones: Core, Transition, and Edge. <br /> Core- densest, commercial center, mixed use, ground level floors, taller buildings up to streets. <br /> Transition area- neighborhoods that are outside of core, mixed use development area. <br /> Edge area- neighborhoods that do not have commercial development. <br /> Subsection E- Permitted uses of zones <br /> Core- allows all institutional, educational, residential, hotel/ motel, agricultural, commercial, <br /> industrial, parking, and specified accessory uses <br /> Transition- residential, institutional (excludes hotel/motel, outdoor flea markets, and motor <br /> vehicle services), industrial, and some accessory uses <br /> Edge-Allows residential with certain exceptions. Apartments, congregate care, and assisted <br /> living would be allowed only by special permit. Allows for institutional and education and <br /> agricultural. No commercial use. <br /> C1 zoning as it currently stands allows for big box commercial uses. <br /> Subsection F- residential density <br /> Core- 130 dwelling units <br /> Transition- 460 dwelling <br /> Edge- max 220 dwelling units <br /> This is in addition to what structures are currently there. <br /> Subsection G- Nonresidential density <br /> Core- 700,000 sq. ft. of nonresidential total gross floor area <br /> Transition- 410,000 sq. ft. of nonresidential gross floor area <br /> Edge-,none <br /> 8 <br />
