Proposed Amendment of Order of AOOC
Conditions 43-2982 to modify single-family dwelling, deck and pool footprint and add a garage 43-29f
to previously approved septic system, vista pruning, invasive plant removal and dock.
Tom Bunker from BSS Design and Andrew Garulay from Yarmouth Port Design Group
presented plans.
Agent gave a little background on the original Order of Conditions. He asked why there are
two garages. Tom Bunker said he didn't discuss that with the client. Agent commented that
it's a large footprint a lot of impervious surfaces. Agent read a letter expressing concerns
from Glenn McCarthy, a resident, not an abutter. Mr. Bunker asked about some of the
properties mentioned in the letter, Agent said this letter makes a lot of assumptions and a lot
of valid points, more of collective input rather than the result of this proposal. Andrew Garulay
commented there would just be a little bit of fertilizer used between the planting bed and the
driveway. Agent said he feels compelled to make comments when it's a rather large lot.
Mitigation is great when it is maintained over a number of years. Mitigation has been
conditioned in the original permit and will again with this, if approved. No other comments.
Mr. Colombo asked if the pool was being enlarged, Andrew Garulay confirmed it will be a tad
larger. Mr. Colombo asked where the mechanics are located, Andrew Garulay said they are
behind the garage. It's a saltwater pool, so no chlorine. Mr. Colombo asked where drainage
would go, Andrew Garulay said it will go into a large drywell. Mr. Colombo said he would like
to know where the discharge is going to go, Andrew Garulay said he can add that to the
plans. Mr. Dalton said he would also like to see more about the plans for the pool, mechanics,
etc...he also thinks the second garage seems to be a little large, Tom Bunker said there's
basically 15% coverage, which is less than allowed by zoning board. Mr. Weeden said he
thinks anytime someone writes a letter we should address those concerns. Mr. O'Neill said he
thinks it's a mistake to allow non-abutters to comment on any of these hearings.
Motion made by Mr. Colombo to continue per applicant's request, until 4/22/21 at 6:12
pm.
Motion seconded by Mr. Dalton.
Vote: 4-0-0
Roll Call Vote:
Mr. Dalton, yes
Mr. Weeden, yes
Mr. O'Neill, yes
Mr. Colombo, yes
In favor, 4; Opposed, 0; Abstentions, 0
