" own of Mashpee
16 Great JVeek Joad,Alorih
Alaslipee,h1assachusetis 02649
MASHPEE ZONING BOARD OF APPEALS
DECISION FOR A MODIFICATION TO A SPECIAL PERMIT (SP-98-25)
SP-2021-52
Petitioner, 502 Main Street LLC Bk.: 28554
502 Main Street, LLC Pg.: 56
(Map 27 Parcel 157)
Mashpee, MA 02649
A Petition was filed on July 29, 2021 by Petitioner, The 502 Main Street LLC requested a
Special Permit Modification under §174-25 G(12) of the Zoning Bylaws to change the use
of a previously permitted health club facility to a self-storage warehouse use on property
located in the C-3, 1-1, and Light Industrial Overlay District, at 502 Main St., (Map 27
Parcel 157), Mashpee, MA.
Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter
40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of general
circulation in the Town of Mashpee, on August 20, 2021 and August 27, 2021 a copy of
which is attached hereto and made a part hereof.
The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of
Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee Zoning By-laws.
Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday,
September 8, 2021 at which time the following members of the Board of Appeals were
present and acting throughout; Chairman,Jonathan Furbush,Board Members,Ron Bonvie,
Scott Goldstein,Norman J. Gould, and Associate Member Sharon Sangeleer.
Attorney Kevin Kirrane represented the petition for a Special Permit. He said that this
project does not have any building height issues. The only request is to add and additional
use under the existing Special Permit. Back in 1998, the Board authorized a number of
different uses for this particular property, and it has been used primarily as an exercise gym
and spa. The owners and operators of Anchor self-storage that is next door also own this
property, and it is their intent to use this property similar to what is adjacent. There are no
changes to the site; only interior changes. They will be retrofitting the space for storage
units. There will be a fence added and a security gate on the exterior. The only purpose is
for the allowed use of a self-storage facility, which is allowed under the bylaw.
Chairman Furbush asked the Board to determine if it is more detrimental to the
neighborhood. He had no issues.
1
