Meeting Minutes
Design Review Committee
Tuesday, August 17, 2021
Mashpee Town Hall Waquoit Meeting Room
Joe had no comments.
Dave asked about the parking space changes. Matt said that when the
building is set in place there will be some grading and shifting of parking
spaces.
Jonathan confirmed that the material of the building is synthetic composite
material.
Joe made a motion that the committee approve 11 Commercial St. as
presented with the recommendations to the landscape plan. Jonathan
seconded. All were in favor.
8:45 am Project Address: 41 Mercantile Way
Business Name: Contractor Warehouse Bays
Owner/Agent: Capewide Construction, Inc.
Architect/Engineer: Down Cape Engineering, Inc.
Request: Eight (8) Contractor warehouse bays, associated site
work for septic and drainage per included plans totaling 9,972
sq. ft.
Attorney Christopher Kirrane, represented the applicants for the proposed
building. Also present was Dan Ojala with Down Cape Engineering, and Joao
Junqueira with Capewide Construction. The proposal consists of an eight bay
warehouse situated at 41 Mercantile Way, and is similar to the adjacent lot.
There were some changes made to the site plan as suggested by the Board
of Health Agent and Town Engineer.
Dan said that this building is located in an industrial zone so there are no
residential neighbors or heavy traffic. The building is a typical metal style
Morton Building and will be a very clean and neat lot. The building itself will
have windows, and there are cupolas on the roof. The building will be fully
sprinkled, and a separate area for the utilities.
Jonathan asked the color of the building, and if there will be office space. The
building will be black and gray colors similar to the building next door. Dan
said that there will be just contractor bays, but the septic system is designed
for future office space. There are 22 required parking spaces, and there will
be 33 spaces provided with dedicated handicapped spaces.
2
