<br /> In view of the foregoing, the Board determined the Applicant has met the criteria for a
<br /> Special Permit Modification under §174-24 (J) (C), and(K), subject to the Plan references
<br /> and Conditions noted below. Upon motion duly made and seconded at the Public Hearings
<br /> on Wednesday, July 24, 2019 the Zoning Board of Appeals voted unanimously to issue a
<br /> Special Permit Modification, with Conditions, to Petitioner, Triple M Management
<br /> Company, LLC under §174-24 (J) (C), and (K)to an existing Special Permit to (SP-2015-
<br /> 33) to construct an addition to an existing 1,500 sq. ft. medical marijuana facility, which
<br /> will have a footprint of 3,700 sq. ft., and a mezzanine and basement of 1,800 sq. ft. each to
<br /> accommodate a recreational use marijuana dispensary in addition to the existing medical
<br /> use dispensary. (Owner of record: 29 Echo Road, Triple M Management), and (Owner of
<br /> record: 41 Echo Road, Ronald Gangemi, Trustee of 81 Echo Road Realty Trust.
<br /> CONDITIONS:
<br /> 1. The Board has determined that the applicant meets all the conditions of a
<br /> Modification under Mass General Law 40A Section 9.

<br /> 4. Conditioned upon any and all host agreements that are in affect as of July 24,2019,
<br /> will become an integral part of this modified Special Permit.
<br /> 5. All permits to be secured prior to any recreational adult use (marijuana) product
<br /> sales and occupancy of the additional building.All necessary permits will be issued
<br /> for the additional footprint total of 3,700 (1,800 sq. ft. for the mezzanine, and 1,800
<br /> sq. ft. finished basement.) and no sales or opening until such time for recreational
<br /> use.
<br /> 6. The DPW comments as follows; Echo Road is a Town road. A Curb Cut Permit
<br /> from the DPW will be required. Any approval shall be conditioned on the
<br /> installation and maintenance of appropriate signage and pavement markings at the
<br /> gatehouse to direct retail and medical customers to the proper parking lot/entrance;
<br /> queuing of vehicles on Echo Road shall be avoided.
