Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Ronald <br /> Bonvie, Scott Goldstein,Associate Members Sharon Sangeleer and James Reiffarth. Also <br /> present was Charlie Maintanis,Building Inspector., <br /> PLEDGE OF ALLEGIANCE <br /> PUBLIC COMMENT <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were <br /> being televised live on Mashpee TV. Norman J. Gould and George Ganzenmuller were <br /> absent. <br /> 29/41 Echo Road: Petitioner,Triple M Management requests a modification to an existing <br /> Special Permit (SP-2015-33) under §174-24 (J) (C), and (K) if applicable, to allow for <br /> construction of an addition to an existing 1,500 sq. ft. medical marijuana facility, which <br /> will have a footprint of 3,700 sq. ft., and a mezzanine and basement of 1,800 sq.ft. each to <br /> accommodate a recreational use marijuana dispensary in addition to the existing medical <br /> use dispensary. (Owner of record: 29 Echo Road, Triple M Management), and(Owner of <br /> record: 41 Echo Road,Ronald Gangemi,Trustee of 81 Echo Road Realty Trust. <br /> Attorney Kevin Kirrane represented the applicant request for a modification of their <br /> existing Special Permit of a medical marijuana facility located in the industrial zone. Also <br /> present was Jim Vaccaro who is the managing director of the facility,and Matt Costa,Cape <br /> &Islands Engineering. The Board granted a Special Permit for the medical dispensary at <br /> 29 Echo Road back in 2015, and since that time, the Town has voted at Town Meeting to <br /> reject the bylaw to preclude the sale of recreational use marijuana, and now is an allowed <br /> use under Section J if granted a Special Permit by the ZBA. <br /> Attorney Kirrane provided a site plan that depicted the existing medical facility that was <br /> permitted by the Board. There is a vacant lot undeveloped next door which is the site of <br /> the new project,and the two lots will be combined with the existing lot which will be used <br /> essentially for parking, and access for traffic flow. The proposed building will be a 3,700 <br /> sq. ft. foot print to be added to the existing.facility. The measures that were taken with the - <br /> Town approved its host agreement,and considered by the ZBA with the Special Permit are <br /> essentially the same in some respects with the measures that were taken for an expansion <br /> of that use.The combined parcels will total 2,120 sq.ft.The site has over 460 ft.of frontage <br /> along Echo Rd,thereby becoming a conforming lot. <br /> 1 <br />
