Leedham, Trustee of Pg.: 45
Shoestring Bay Nominee Trust
21 Frog Pond Close (Map 90 Parcel 83)
Mashpee, MA 02694
A Petition was filed on December 6, 2019 by Owner, Shoestring Bay Nominee Trust
requesting a modification to existing Special Permits under §174-25 E (5), and §174-17 to
allow for an increase in the number of boat slips to 154,and additional parking on property
located in an R-3 Zoning District, at 21 Frog Pond Close, Map 90 Parcel 83, Mashpee,
MA.
Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter
40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of general
circulation in the Town of Mashpee,on December 13,2019 and December 20,2019 a copy
of which is attached hereto and made a part hereof.
The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of
Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee Zoning By-laws.
Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday,
January 8,2020 at which time the following members of the Board of Appeals were present.
and acting throughout; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell,
Board Members, Ron Bonvie, Scott Goldstein, and Associate Member, George
Ganzenmuller.
Attorney Kevin Kirrane represented Tim Leedham, Owner and Operator of the Mashpee
Neck Marina, was also present. He has been operating this marina for over 18 years. Also
present was Matt Costa, with Cape and Islands Engineering. The application is to modify
the Special Permits that were granted by prior boards to allow for an expansion of the
marina to include more dockage space, and additional.parking to accommodate that
dockage space. There will be an additional 79 slips bringing the total to 154, and the
requirement under the parking bylaw is one parking space for every two boats. There will
be 77 parking spaces with this proposal.
The existing conditions on the plan depict a larger building in the center of the site. This
building will be removed in order to provide for the additional parking spaces that are
required. The proposed site plan depicts two shed style buildings; one is 12 ft. x 20 ft., and
the other is less than 200 sq. ft. These sheds were replaced and anchored to protect in the
event of a storm.
1
