MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />MARCH 10, 2021 <br /> <br />Attorney Kirrane represented the applicants, and a question was brought up from the Board <br />at the last meeting whether or not the proposal exceeded the height restriction or constituted <br />more than 2.5 stories. He said that Greg Siroonian, Architect submitted information and <br />revised plans to the Building Commissioner and he understands that the Building <br />Commissioner is now satisfied that what is proposed conforms to the requirements of the <br />zoning bylaws in terms of not exceeding the 2.5 story structure. <br /> <br />Mr. Furbush read an email dated February 23, 2021 from Greg Siroonian that he submitted <br />the revised plans to the Building Commissioner. He read an email dated February 26, 2021 <br />from Building Commissioner, David Morris that he met with the Architect and is satisfied <br />with the revised plans. <br /> <br />Mr. Furbush read the Board of Health comments dated March 10, 2021 into the record. He <br />read the Conservation Comments dated March 4, 2021 into the record. <br /> <br />There were no further comments from the Board. <br /> <br />Mr. Bonvie made a motion that the Board issue a Special Permit to Owners, Eric P. <br />Rothenberg and Pamela Ely under §174-17.1 of the Zoning Bylaws to raze and replace an <br />existing non-conforming four bedroom dwelling with a new four bedroom dwelling on <br />property located in an R-3 Zoning District, Map 111 Parcel 119, Mashpee, MA with the <br />following conditions; <br /> <br />1. The Board has determined that the applicant meets all the conditions of a Special <br />Permit under Mass General Law 40A Section 9. <br /> <br />2. Site Plan Proposed House for 18 Spoondrift Cir, Prepared for: Eric Rothenberg. <br />Engineering, Signed by: Gary S. Labrie, Registered Professional Land Surveyor, <br />No.: 40039, Project Number: 19057, Dated 2/23/21. Revisions: 1/14/21: Revise <br />patio, expand native buffer, and trees. 2/19/21: Add general note 10, elevations and <br />grading, remove landscape wall. <br /> <br />3. House Plans: RESCOM Architectural, Inc., Ely Rothenberg Residence, 18 <br />Spoondrift Circle, Mashpee, MA. Proposed First Floor Plan, Proposed Second <br />Floor Plan, Proposed Basement, Proposed Front Elevation, Proposed Left Side <br />Elevation, Proposed Rear Elevation, Proposed Right Side Elevation. Dated: Sept. <br />4, 2020, Revised: 02/23/21. <br /> <br />4. Conditioned on all Town Department comments read into the record.
