May 24, 2021
TO: Mashpee Zoning Board of Appeals
RE:JOHN F. DEE, 46 Main Street, Mashpee, MA— Map 47, Parcel 25, (45,460 SF, ZONE R-5)
REQUEST FOR AN EXTENSION TO REBUILD
BRIEF HISTORY:
Attorney Jeff Johnson was in front of the Zoning Board Of Appeals on this matter in the early part of
2018.At that time, I presented a building plan and was given approval to demolish the existing structure
and time to rebuild that plan which had been presented to the ZBA that evening.
Once approved to demolish, I set out to get bids for demolition and get the necessary sign-offs required
to get a DEMO PERMIT. On 12/17/2018, 1 applied for and received a DEMOLITION PERMIT, (DE-121718)
to demolish the house located at 46 Main Street in Mashpee, leaving 3 small block walls of the original
structure standing.
The period of time to rebuild is soon to expire and I am requesting additional time for the following
reasons:
Due to COVID, many things in my life have been set into a tailspin. What was once possible, is not
possible at this time. Financially, the timing for building and the additional financial strains associated
with rebuilding now would be disastrous and irresponsible on my part. Currently, everything, (labor and
materials), is at a premium and it's very difficult to get things done in a timely manner and at a
reasonable cost. I'm confident that once Covid issues subside and the world returns to normal, things
will begin to ease and I'll be able to move forward in a more fiscally responsible manner.
Additionally, I now have health (heart) concerns that I didn't have two years ago and that additionally
limits my ability to operate as I had, pre COVID.
I would also like to either redesign the house or have ample time to sell the lot if something can't be
worked out. If I sold the lot the new buyer would need time as well to design a house and obtain
permits. I have owned the lot for 25 years (3/14/1996) and always wanted to build a home there when
the timing was right but I'm in a position of having to act in a way that's not fiscally responsible and in
my best interest and I am hopeful that we can find a solution that allows me time to go forward when
things are more settled.
If something can't be worked out that allows me the necessary time to move forward in a fashion that
suits my financial capabilities, what would I have to do, minimally,to preserve my right to rebuild at a
later date? Most importantly, I do not want to lose my right to rebuild.
Thank you.
C MASHPEE TOWN CLERK
hn F. Dee JUN 4 12021
RECEIVED BY:
