MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> DUNE 23,2021 <br /> Mr. Furbush reviewed the site plan and noticed that there are two parcels listed.He wanted <br /> clarification if it was one lot. He also asked if there was a paper road going through the <br /> property. <br /> Mr. Ronhock said that Blue Castle Drive stops on both sides. He said that the Assessors' <br /> Department put a dotted line across the property. There's no description in the title. <br /> Mr. Morris mentioned that if the garage is built it would need to comply and support Fire <br /> Department apparatus as listed under Section 174-32. The Town Engineer can inspect that <br /> driveway. <br /> Sharon wanted to know the setback from the paper road if it in fact exists. <br /> Mr. Ronhock said that the garage is setback 40-50 ft. back from the road in the rear. <br /> The Board had a discussion and wants to know if the paper road runs through the property. <br /> The site plan depicts a dotted line and does not indicate where the road starts or ends. The <br /> Board wants clarification. <br /> Chairman Furbush said that the plan needs to be revised to depict the setback dimension <br /> from the garage to the dotted line that might be considered Blue Castle Drive. A Variance <br /> may be required if it is under 15 ft. <br /> Mr. Reidy said that the deed does mention the dimensions of Blue Castle Drive. <br /> The Board needs clarity if in fact a road runs through the property, and if there is a road, it <br /> may require a Variance application. The Board decided to continue the hearing requesting <br /> a revised site plan of the dimension from the dotted line to the rear of the garage. <br /> Mr. Goldstein made a motion that the Board continue the hearing until Wednesday, July <br /> 14, 2021. Mr. Ganzenmuller seconded. All were in favor of the continuance. <br /> 46 Main Street: Petitioner,James K.Williams requests an extension of a Written Finding <br /> (FINDING-2018-25) under §174-17, and a Variance (V-2018-26) under §174-31 of the <br /> Zoning Bylaws that was issued in June 2018 for a raze and replace of a pre-existing, non- <br /> conforming dwelling on property located in an R-5 Zoning District, Map 47 Parcel 25, <br /> Mashpee,MA. (Owner of record: John F. Dee). <br /> Attorney Jeff Johnson represented the petitioner's request for a continuance of the <br /> Decisions that were issued by the Board back in 2018. Also present was Petitioner, Jim <br /> Williams who is the cousin of the owner, and soon to be the Trustee of the property. The <br /> property was a tear down and rebuild because a tree went down through the roof, and the <br /> house was demolished and the petitioner is requesting an extension to rebuild. The <br /> Attorney said that his client has done a great deal of work on the property. <br /> 3 <br />
