MASH-PEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 23,2021 <br /> Mr. Ronhock represented himself for the raze and replace project. The existing structure <br /> was built in 1968 and is currently in compliance with the setbacks, so there are no non- <br /> conforming situations except for the frontage. The new building will be set in the same <br /> footprint and will comply with all setback criteria. The proposed lot coverage is S%. The <br /> current building has a cement block foundation and is probably not safe enough to add any <br /> new construction.He submitted letters from his abutters and support his project.There was <br /> a new four bedroom septic system installed. The architectural drawings show a future <br /> accessory apartment in the lower level of the main dwelling, or the possibility of an <br /> accessory apartment in the garage located in the rear of the property.He would like to have <br /> an option. There are only three bedrooms in the main building. The fourth would be the <br /> accessory apartment for future construction. The Board of Health Agent commented that <br /> he could expand the septic system to allow for a fifth bedroom capacity. <br /> The garage will be detached, and would be similar in size to the other properties in the <br /> neighborhood. He does not have the detailed plans for the garage because it may be not <br /> feasible to build. <br /> Mr. Goldstein asked Dave, Building Commissioner if it was possible for the ZBA to <br /> approve a"future"garage as part of the decision.Dave also wanted clarification if the plans <br /> for the garage was for an accessory apartment, or an extension to the house for the fourth <br /> bedroom. Scott said that the Board could vote to approve an accessory in the garage, but <br /> noticed on the plan that there's a room marked as a"crafts room" that only depicts a 4 ft. <br /> cased opening and should be a 6 ft. opening as noted by the Board of Health. <br /> Chairman Furbush noticed that the plans depict four bedrooms, two in the lower level and <br /> two in the upper. Mr. Goldstein said that there cannot be two accessory apartments on the <br /> property. The accessory apartment can be located in the main house, or in the garage not <br /> both. The fourth bedroom will need to have a 6 ft. cased opening. <br /> The Board had discussion regarding the design of the house,and had concerns with egress <br /> windows. Chairman Furbush wanted confirmation regarding the location of the accessory <br /> apartment. <br /> Mr. Ronhock said there will be no bedroom in the garage. He said it cost prohibitive at this <br /> time. Mr. Furbush said that you can re-apply in the future. <br /> Sharon read the Board of Health comments into the record. "The septic system has been <br /> approved and installed for four bedrooms. The proposed plans for the main dwelling <br /> indicate four primary bedrooms. There is no room for a bedroom from the accessory <br /> apartment if constructed as proposed. The septic must be enlarged to a five bedroom <br /> capacity which it can because the property has the land area in Zone II or a bedroom can <br /> be removed from the main dwelling layout." <br /> 2 <br />
